Project Delivery Methods for Your Commercial or Industrial Build

Choose from three project delivery methods involved in assembling, directing, and managing your design and construction team.

1. The Design/Build Method

The Design/Build Method involves the owner selecting one company, the Design/Builder, to handle the entire project, alleviating the burden of managing several different entities.

  • Saving time and money with a single contract
  • Eliminating the need to micro-manage the project alongside your business
  • Realizing your vision by working with one company throughout the process

  • Fielding competitive bids to select a Design/Builder

2. The Design/Bid Method

The Design/Bid Method involves you soliciting proposals and pricing bids from design professionals and choosing the best design plan. The design plan is then presented to the contractor who will submit the competitive bids and proposal to you. Once you receive a bid you like, you select the contractor who will construct the building.

  • Independently selecting the designer and contractor
  • Managing every detail of the construction process from beginning to end

  • Taking considerable time away from your business
  • Requiring in-depth knowledge of the building process
  • Negotiating two separate contracts for one project
  • Missing opportunities for cost savings because the contractor is not part of the design process

3. The Project Team Method

The Project Team Method is similar to the Design/Bid Method, except the bid phase is omitted. The owner selects the design professional at the same time as the contractor.

  • Assembling a complete team at project onset that can begin collaborating immediately
  • Fostering better team morale between the design professional and contractor by omitting the bid phase

  • Negotiating two separate contracts for one project
  • Managing day-to-day details and mediating contractor and designer disputes
