The Design/Build Method involves the owner selecting one company, the Design/Builder, to handle the entire project, alleviating the burden of managing several different entities.

The Design/Bid Method involves you soliciting proposals and pricing bids from design professionals and choosing the best design plan. The design plan is then presented to the contractor who will submit the competitive bids and proposal to you. Once you receive a bid you like, you select the contractor who will construct the building.

The Project Team Method is similar to the Design/Bid Method, except the bid phase is omitted. The owner selects the design professional at the same time as the contractor.
